Duplex Design Boards + How to Create Your Own!

In case you missed the news, last month Jason and I purchased a Duplex as a rental property! This has been on our minds and in our plans for a long time, even this specific property! We’re still quite literally in the middle of the remodel, but it’s coming together slowly, but surely! Designing a room can be a challenge at times, let alone a whole house or half of a house ;). There are so many different styles and layouts to choose from, which can make it overwhelming! Not to mention product sourcing… that alone is quite the task!

So I thought I would share the design boards here as well as a few tips for creating your own! This is the process I use each time and it really helps me keep things organized and produce a well designed space when it’s all said and done.

How to Create a Design Board!

1. Start with Inspiration Photos

Source 1-3 images that will serve as your inspiration for the space. Narrow down the style to something that really feels like you! There are a lot of beautiful home styles that I admire, but I try to stick to my true style when selecting these photos.

2. Source Furnishings

Find pieces that fit your style, space, and budget and start saving them!

3. Create a Design Board

You can use PowerPoint or Canva to layout all of the pieces you’ve selected. I will play with different products here until they really feel like the best fit. This will help you to visualize the room before it’s complete to ensure everything flows together!

4. Purchase Products

Finalize product purchases and prep the space for arrival. We purchase items in order of the remodel and timeline, such as we will paint before flooring, and then trim after flooring, then add in the rug, couch, etc. So this would be a good time to focus on clearing things out and getting ready to decorate!

5. Put it all Together!

Once all renovations are complete, you can start place all the furniture and decor in it’s designated spot. Add any additional items that pull the space together! Remove anything that doesn’t work as you planned.

We’ve been at a little bit of a standstill on the progress because this has been a v busy summer, but we’ve got all of the walls and ceilings painted and the flooring is currently being installed in the bedrooms! Here’s a little sneak peak:

Next up, Jason will be adding the baseboard trim, and we’ll finish ordering the kitchen finishes—cabinets, hardware, sink, and faucet! Then we’ll be kicking it into high gear to get this place ready to rent hopefully by the beginning of September!! So stay tuned for another update!
